How to Get Your Full Rental Deposit Back When Moving Out in Bangalore

In a city where most people rent, the deposit argument is the part of moving out that costs the most and gets the least preparation. Ten months of rent sits with somebody who is about to walk through your flat with a list, and the outcome is largely decided by what you did in the fortnight beforehand rather than by how well you argue on the day.

None of what follows is legal advice. It is what we watch happen, week after week, on move-out jobs across the city.

Photograph the flat before anything moves

This is the single highest value hour you will spend. Every room, the corners, the floors, inside the fitted wardrobe, the kitchen counter, the bathroom fittings, and every mark that was already there when you took the place.

The deposit argument is almost never about what happened during your move. It is about which marks were already there, and without timestamped photographs it is your memory against the owner's. With them it is a two minute conversation. Do it the day before the crew arrives, not after.

Work out what is yours, what is theirs, and what is neither

Furnished and semi furnished flats are where deposits quietly disappear. Sort everything into three piles well before the day:

  • Yours, and travelling. Straightforward.
  • Theirs, and staying. The bed, the wardrobe, the chimney and hob that came with the kitchen. People genuinely forget which of these were never theirs after two years of living with them.
  • The awkward middle. Things you bought and fitted, curtain rods, a geyser, a mirror screwed to a wall. This is where the money goes.

On the middle group, read your own agreement first. Plenty of Bangalore owners write in that anything fixed to a wall stays with the flat. If yours does, that curtain rod is not coming with you regardless of who paid for it, and finding that out on moving morning is a bad way to start. Read the painting clause before you argue about anything else

Many Bangalore agreements make the tenant responsible for repainting, or allow a fixed deduction for it. If yours does, that deduction is not a dispute, it is the contract, and arguing about it wastes the goodwill you will need for the things that genuinely are arguable. Know which category you are in before the walkthrough.

Do the move and the handover on different days if you possibly can

This is the advice people ignore most and regret most. Trying to load a truck while the owner works through a checklist puts you under real pressure to accept deductions just to get the day finished, and it is remarkable what people agree to at four in the afternoon with a crew waiting and a lift slot expiring.

Move out, clean, then hand over. An extra day of rent is almost always cheaper than what gets conceded under that pressure. Where the dates genuinely cannot be separated, at least have somebody other than yourself supervising the loading so you can walk the flat properly.

Protect the flat during the move itself

Floor runners and padded doorframes should be standard on any rental job, not something you have to request. On a furnished flat the damage caused during a move and the damage that was already there become one argument unless somebody has evidence, which is the whole reason for the photographs.

Watch out for one specific situation: if you have sold furniture and the buyer is collecting themselves, they will not be careful about your doorframes on the way out, and it is your deposit rather than theirs. Settle the bills and the readings

  • Take a photograph of the electricity meter reading on handover day, with the date visible.
  • Clear the electricity, water, gas and any association maintenance dues, and keep the receipts.
  • If your society requires a no dues letter, that is also what releases your move-out clearance, so start it a fortnight ahead.
  • Return every key, including duplicates, and get an acknowledgement in writing that you have.

The shared flat trap

If you are one of several sharing, two things go wrong routinely. Somebody's belongings get packed by mistake, and the deposit gets settled as one lump while the people move out on different dates. Label your boxes with your name rather than just the room, and agree the deposit split in writing between yourselves before anybody leaves.
